I'm having the same issue and I'm not opted into Steam client beta.

Ah sorry for late post. Increasing the swap file with minimum 8 GB and max 16 GB in my settings actually fixed it. I should've mention that this is resolved from our past discussion on Discord. Thanks for the help!

Next one: I removed all those extra parameters from launch, placed some OPFOR units, drove through them and once the firefight starts, the game crashes with another out of memory and swap file too small.

I tried reverifying game cache and doesn't seem like anything to download. I tried no mods this time and drove around Tanoa and it seems to be out of memory error for me.
